How a matter unfolds with us

1

Initial conversation

We spend up to thirty minutes understanding your situation — no charge, no obligation. You tell us what is happening; we tell you honestly whether we can help and what it will cost. Most clients receive a fixed-fee quote within 24 hours of this call.

2

Due diligence and searches

Our team orders local authority searches, reviews title documents at the Land Registry, and flags anything unusual before it becomes a problem. We chase results proactively so delays do not pile up unnoticed.

3

Negotiation and drafting

From contract amendments to licence-to-alter agreements, we draft and negotiate on your behalf. Every document is written in plain English so you know exactly what you are agreeing to.

4

Completion and registration

We handle the exchange, manage completion-day funds, and submit your application to the Land Registry. You receive a clear completion pack with every signed document filed and accessible.

What we handle

Our team focuses exclusively on property law, which means deeper expertise and faster turnaround for every instruction we take on.

Residential conveyancing

Buying, selling, or remortgaging — we manage the legal side of your home move from instruction through to key handover, keeping you updated at every stage.

Lease extensions and enfranchisement

Short leases erode property value. We advise leaseholders on statutory rights, negotiate premiums with freeholders, and handle tribunal applications when agreement cannot be reached.

Boundary and neighbour disputes

Fence lines, party walls, rights of way — these disputes can escalate quickly. We pursue resolution through negotiation first and litigation only when necessary, always with proportionate costs in mind.

Commercial property transactions

Acquiring a shop unit, negotiating a commercial lease, or selling a development site — we protect your interests with thorough due diligence and clear contract terms tailored to commercial realities.

Transfer of equity

Adding or removing someone from a property title — whether following a relationship change, inheritance planning, or gifting — requires precise legal steps. We ensure the transfer is valid, tax-efficient, and properly registered.

Property development advice

From option agreements and overage clauses to section 106 obligations, we advise developers at every stage — helping you structure deals that protect your margin and limit exposure to planning risk.

Common questions about property law

Most freehold purchases complete within eight to twelve weeks from the date of instruction. Leasehold properties can take longer because additional enquiries are needed from the management company or freeholder. We set a realistic timeline at the outset and chase third parties proactively to avoid unnecessary delays.

Yes. For standard conveyancing, transfers of equity, and remortgages we quote a fixed legal fee before you commit. For litigation and more complex matters, we provide a detailed costs estimate with staged billing so there are no surprises.

Once a lease drops below 80 years, an additional cost called "marriage value" becomes payable, making the extension significantly more expensive. We recommend starting the formal process as soon as possible. We can serve the initial notice on your behalf and negotiate the premium to keep costs proportionate.

Absolutely. Most boundary disputes are resolved through negotiation or mediation. We review title plans, historical conveyances, and ordnance survey data to establish the legal position, then work with the other party to reach a binding agreement. Court proceedings are always a last resort.

Every solicitor at Effective Property Lawyers is authorised and regulated by the Solicitors Regulation Authority (SRA). We hold professional indemnity insurance and operate a client account in accordance with the SRA Accounts Rules, giving you full protection for funds held on your behalf.
